A local team on the bay

Jervis Bay holiday home management.

Jervis Bay properties book differently to the open coast: a stronger summer, shorter shoulder seasons, and guests who book further ahead. We manage to that rhythm rather than against it.

The bay books on its own rhythm.

Guests arriving at Jervis Bay have usually chosen the bay first and the house second, which changes what a listing has to do. It has to win a comparison against forty other properties within ten minutes of the same beach.

How the bay books

Bay properties book earlier than the open coast and hold a stronger summer. Shoulder seasons are shorter and winter is thinner. Guests skew towards families with young children and older couples, drawn by flat water rather than surf.

Two practical consequences. Opening the calendar further ahead captures more of the early-booking demand. And pricing the autumn shoulder aggressively is worth more than discounting winter, because winter demand is not there to be won at any price.

What is included in the 18%

Listing creation and optimisation. Professional photography, with drone work for waterfront properties. Dynamic pricing reviewed daily. Listings across Airbnb, Booking.com and Stayz, plus direct bookings on our own site. Guest enquiries answered day and night. Guest screening on every booking. Check-in and check-out coordination, with self check-in arranged at the property. Cleaners coordinated between stays. Linen hire coordinated, billed at cost. Repairs coordinated with local trades at cost. Fire safety compliance. NSW STRA registration and compliance. Itemised monthly statements showing the full booking value beside what was paid to you. Guest funds in an audited statutory trust account, because we are a licensed NSW real estate agency, licence number 10102113.

Not included, and we will not imply it: the cleaning itself, which contractors do and we coordinate; laundering the linen, which a commercial service does; ongoing maintenance, which remains the owner's responsibility; inspections or condition reports of any kind; and general safety checks beyond fire safety.

What an appraisal covers

The property, its size and layout, outdoor space, parking, and measured walking distance to the water and the shops, because on this bay that last one moves the number more than owners expect. The comparable listings already running in your town and the rates they actually achieve rather than advertise. Its STRA registration position. And a view on whether the property should be run for occupancy or for rate.

A range with the working shown.

What we do for a Jervis Bay property

So the listing gets written for that comparison. Professional photography, the walk times stated honestly, the things that actually decide a family booking put above the fold. Rates are reviewed daily, and the shoulder weeks either side of the school holidays are priced deliberately rather than left at the summer rate.

Then the operational half: enquiries answered day and night, every booking screened, check-in coordinated, cleaners booked between stays, linen hire coordinated, repairs organised with local trades, fire safety compliance and STRA registration kept current.

We get owners better results than anyone else. And we publish the proof.

We publish our property revenue and profit for owners to check. Not a brochure number, not an estimate. The real figures, from real statements.

Professional Holiday Homes is a licensed New South Wales real estate agency with offices across the state. We have managed more than 400 short-stay properties since 2017. In FYE 2026 our properties averaged $77,808 in booking revenue, and we charge a flat 18% management fee.

More income. Less hassle. Honest fees.

A licensed real estate agency built around a single principle: keep more money in the owner's pocket while delivering the service the guest expects.

No hidden or recurring fees

No annual listing fees, no monthly tech fees, no inflated linen costs. Cleaning is itemised at cost and everything appears on one clear statement. What you see is what you get.

Dynamic pricing updated daily, backed by experience

Our pricing system adjusts your rates every day, but it's not just automation. We apply 17+ years of expertise to maximise the periods that matter, like long weekends and school holidays.

Licensed real estate agency

Many short-stay managers aren't licensed. We are, and that carries three concrete obligations they don't have: our trust accounting is fully audited every year, all owner money is held in a statutory trust account until it is paid out, and we are required to carry professional indemnity insurance.

A full team, not a single operator

Your property is supported by an experienced, Australian-based team, not one person. No single point of failure, no risk to your income, and real people handling guests and owners when needed. We own and operate award-winning properties ourselves, so everything we do is based on what actually works.

Onboarded in a week. Earning from day one.

A simple four-step process with everything included, no long contracts and no surprises.

1

Free appraisal

We visit your property within the week and provide a written income projection based on real comparable data from the suburb, not a brochure number.

2

Onboard & photograph

Professional photography, listing copy and channel setup (Airbnb, Stayz, Booking.com, our direct website). Typically live within 5-7 days.

3

Optimise & price

We update your nightly rates daily, combining pricing tools with 17+ years of expertise. Our team manages every guest enquiry, booking, check-in instruction and review.

4

Clean and paid

Hotel-quality turn-arounds between every stay, and a reconciled owner statement each month showing every income and expense. You watch the deposits land.

Most managers hide their fees. We publish ours.

Competitors bury charges, skim margins on cleaning and keep their performance to themselves. We do the opposite: one simple fee you can see in full, and we publish our real revenue and profit for owners to check.

Not all management fees are charged equally, check the fine print.

  • The cleaning markup. A “$450 cleaning fee” when the cleaner is paid $300, that $150 difference is margin you never see. Ours is charged at cost and itemised.
  • The percentage trick. A headline “15%” can be charged on the total booking, including booking website and credit-card fees, so the real cost lands higher than our 18%.
  • The hidden extras. Linen, tech, listing, pet and “marketing” fees that quietly stack up. We give you a full written breakdown of every dollar, most managers won’t.
  • Inflated fees cost you bookings. Every dollar loaded onto linen, cleaning and waiver charges lands in the guest’s total price. Two identical properties, one priced $30 higher, and the dearer one loses the booking. Keeping those fees honest keeps your calendar full.
  • Pro Cover. Our damage protection is included in every booking. Elsewhere, damage waivers run $50 to $200 per booking. A $50 waiver on a two-night stay adds $25 a night to the guest price, which is often the difference between your property being booked and being skipped.

Owner questions, answered.

Which Jervis Bay towns do you cover?

Huskisson, Vincentia, Callala Beach, Callala Bay, Sanctuary Point and Erowal Bay. To a guest the bay is one destination; to a manager it is several quite different markets, and we price and list them that way.

How is managing a bay property different from the open coast?

The bay has a stronger summer, shorter shoulder seasons and guests who book further ahead. That means the summer calendar has to be set earlier and held, and the shoulder weeks need pricing deliberately rather than left at the peak rate.

What does the 18% cover?

Listings across Airbnb, Booking.com and Stayz plus direct bookings, professional photography, daily rate reviews, enquiries answered day and night, guest screening, check-in coordination, cleaners coordinated between stays, linen hire coordinated, repairs organised with local trades, fire safety compliance and NSW STRA registration. No monthly fee, no annual fee, no lock-in.

What management fee does Professional Holiday Homes charge?

A flat 18% management fee. It is all-inclusive: no annual listing fees, no monthly tech fees and no inflated linen costs, and cleaning is itemised at cost.

Are you really a licensed real estate agency? Why does that matter?

Yes, we hold a real estate licence and operate statutory trust accounts audited annually. For you it means your rental income is legally protected (held separately from operating funds) in a way short-stay-only operators can't offer. Unfortunately, many managers and co-hosts operating in short-term rentals are not appropriately licensed. Depending on the services they provide and the state they operate in, that may mean they are operating outside the law, and it means the consumer protections that come with a licensed agency may not apply to you.

How fast will I hear back if I fill in the form?

Our Australian-based team handles every owner enquiry personally, not a chatbot or an auto-reply, and we aim to be in touch within 24 business hours. You'll deal with a real person from the first contact.

What if we want to stay at our own property?

Block your own dates in the owner portal in under two minutes, whenever you like. There is no limit on owner stays and no charge for blocking dates.

Who supplies the linen?

We do. We purchase and supply all the linen for your property and have it professionally laundered after every guest stay, so you never have to think about it again.

Does the management fee include linen or the fees charged by the booking websites?

No, and it does not need to. Guests pay the cleaning and the booking website fees, not you.

Are there any listing fees or annual fees?

There are no annual fees. There is a one-off onboarding fee of $1,995, which covers professional and drone photography, a property video, evacuation diagrams, noise monitoring technology and all government registration fees.

What if something at the property needs maintenance?

We arrange repairs up to $300 without chasing you.

Do we have to be pet friendly to list with you?

No. It is entirely your decision. Pet friendly properties do tend to attract more bookings, and we can talk you through what that looks like for your property.

How will you advertise my property?

Across the biggest and most effective booking websites in the world, including Airbnb, Booking.com, Stayz, Vrbo and Expedia, plus our own direct website.

How important is the photography?

It is the single most important part of a listing. We only use professional photographers with real estate experience, because the photos decide whether a guest stops scrolling.

How do you set and optimise my pricing?

Rates are reviewed and updated daily, combining pricing software with our own team's experience of the local market, seasons and events.

Who will actually manage my property?

An Australian-based team, not a call centre and not one individual. Guests and owners deal with real people who know the area.

What cleaners do you use?

Our own police-checked housekeeping teams, on a same-day fixed price. Cleaning is charged to the guest at cost and itemised on your statement.

Do you help with regulatory compliance?

Yes. We help make sure your property meets the requirements that apply to short-term rental accommodation, including evacuation diagrams, registration and safety obligations.

Where do you manage properties?

We manage properties across New South Wales, from the South Coast and Jervis Bay through to Sydney. Contact us for a free appraisal to find out more.
