The Shoalhaven runs from Berry in the north to Sussex Inlet in the south, and a property at one end behaves nothing like a property at the other. Hinterland houses fill on weekends and events. Beach towns fill in the school holidays and fight for the shoulder weeks in between.

Why concentration matters more than the total

One of our two coastal offices is at Callala Bay. The second office is at Culburra Beach, twenty minutes away, in our largest market. Between them, most of the 139 properties sit inside a twenty-minute drive.

That is not a marketing line, it is the operating model. When a guest reports a problem on a changeover day, we coordinate a local trade the same day. When we appraise a property, someone from one of those offices has usually already driven past it. Neither is possible from Sydney, however good the software is.

We publish it because a manager who shows you only the growth towns is showing you a selection rather than a portfolio.

Where the growth came from

More nights, not higher nightly rates. Rates were under industry-wide pressure, so the lift sat in filling more of the calendar.

That distinction is the most useful thing on this page when you are comparing managers. Nightly rate is largely the market's decision. Occupancy is the part a manager influences, through shoulder-season pricing, minimum-stay settings, listing quality, photography and how fast an enquiry is answered. Ask which of the two a prospective manager actually moved.

What is included in the 18%

Listing creation and optimisation. Professional photography, with drone work for waterfront properties. Dynamic pricing reviewed daily. Listings across Airbnb, Booking.com and Stayz, plus direct bookings on our own site. Guest enquiries answered day and night. Guest screening on every booking. Check-in and check-out coordination, with self check-in arranged at the property. Cleaners coordinated between stays. Linen hire coordinated, billed at cost. Repairs coordinated with local trades at cost. Fire safety compliance. NSW STRA registration and compliance. Itemised monthly statements, showing the full booking value beside what was paid to you. Guest funds held in an audited statutory trust account, because we are a licensed NSW real estate agency, licence number 10102113.

Not included, and we will not claim otherwise: the cleaning itself, which contractors do and we coordinate; laundering the linen, which a commercial service does; ongoing maintenance, which remains the owner's responsibility; inspections or condition reports of any kind; and general safety checks beyond fire safety.

What an appraisal covers

The property itself: capacity, layout, outdoor space, parking, and the quality of the existing photography. The comparable listings already running in your town, and the nightly rates those listings actually achieve rather than the rates they advertise. Its STRA registration position. And a realistic night count for a property of that size in that town.

Not all management fees are charged equally, check the fine print.

  • The cleaning markup. A “$450 cleaning fee” when the cleaner is paid $300, that $150 difference is margin you never see. Ours is charged at cost and itemised.
  • The percentage trick. A headline “15%” can be charged on the total booking, including booking website and credit-card fees, so the real cost lands higher than our 18%.
  • The hidden extras. Linen, tech, listing, pet and “marketing” fees that quietly stack up. We give you a full written breakdown of every dollar, most managers won’t.
  • Inflated fees cost you bookings. Every dollar loaded onto linen, cleaning and waiver charges lands in the guest’s total price. Two identical properties, one priced $30 higher, and the dearer one loses the booking. Keeping those fees honest keeps your calendar full.
  • Pro Cover. Our damage protection is included in every booking. Elsewhere, damage waivers run $50 to $200 per booking. A $50 waiver on a two-night stay adds $25 a night to the guest price, which is often the difference between your property being booked and being skipped.

From Berry and the hinterland in the north through Culburra Beach, Callala Bay and Callala Beach, down to Huskisson, Vincentia, Sanctuary Point and Currarong. Our two offices are at Callala Bay and Culburra Beach, and almost everything we look after is a short drive from one of them.

Does the same approach work across the whole Shoalhaven?

No, and we would not pretend otherwise. A hinterland group house near Berry fills on weekends and events. A beach town property fills in the school holidays and competes hard for the weeks either side. We set the calendar per property rather than per region.

What does the 18% cover?

What management fee does Professional Holiday Homes charge?

Are you really a licensed real estate agency? Why does that matter?

Yes, we hold a real estate licence and operate statutory trust accounts audited annually. For you it means your rental income is legally protected (held separately from operating funds) in a way short-stay-only operators can't offer. Unfortunately, many managers and co-hosts operating in short-term rentals are not appropriately licensed. Depending on the services they provide and the state they operate in, that may mean they are operating outside the law, and it means the consumer protections that come with a licensed agency may not apply to you.

How fast will I hear back if I fill in the form?

Our Australian-based team handles every owner enquiry personally, not a chatbot or an auto-reply, and we aim to be in touch within 24 business hours. You'll deal with a real person from the first contact.

What if we want to stay at our own property?

Block your own dates in the owner portal in under two minutes, whenever you like. There is no limit on owner stays and no charge for blocking dates.

Who supplies the linen?

We do. We purchase and supply all the linen for your property and have it professionally laundered after every guest stay, so you never have to think about it again.

Does the management fee include linen or the fees charged by the booking websites?

No, and it does not need to. Guests pay the cleaning and the booking website fees, not you.

Are there any listing fees or annual fees?

There are no annual fees. There is a one-off onboarding fee of $1,995, which covers professional and drone photography, a property video, evacuation diagrams, noise monitoring technology and all government registration fees.

What if something at the property needs maintenance?

We arrange repairs up to $300 without chasing you.

Do we have to be pet friendly to list with you?

No. It is entirely your decision. Pet friendly properties do tend to attract more bookings, and we can talk you through what that looks like for your property.

How will you advertise my property?

Across the biggest and most effective booking websites in the world, including Airbnb, Booking.com, Stayz, Vrbo and Expedia, plus our own direct website.

How important is the photography?

It is the single most important part of a listing. We only use professional photographers with real estate experience, because the photos decide whether a guest stops scrolling.

How do you set and optimise my pricing?

Rates are reviewed and updated daily, combining pricing software with our own team's experience of the local market, seasons and events.

Who will actually manage my property?

An Australian-based team, not a call centre and not one individual. Guests and owners deal with real people who know the area.

What cleaners do you use?

Our own police-checked housekeeping teams, on a same-day fixed price. Cleaning is charged to the guest at cost and itemised on your statement.

Do you help with regulatory compliance?

Yes. We help make sure your property meets the requirements that apply to short-term rental accommodation, including evacuation diagrams, registration and safety obligations.
