It’s important to note that depending on the company or co-host that they may charge the % amount in different ways. For example, one property manager may charge their percentage based on the total of the nightly tariff plus the cleaning and linen fees whilst another may charge their percentage on the total booking amount paid by the guest, which includes the airbnb fees. This can make a huge difference as charging a lower percentage on a larger amount may initially make the property manager look cheaper but may be more expensive than a higher percentage charged on just the tariff plus cleaning / laundry fees. Watch out for this one to make sure you are comparing apples with apples!

What percentage do property managers or co-hosts typically charge?
The percentage fee tends to vary from 15-25%. At 15% it’s likely that you will be paying for a “no frills” or budget service, 20-22% as a mid point “Full service” and 22-25% a bespoke premium or luxury service. Be careful to check the inclusions of different plans carefully.
In particular it’s important to know which platforms you will be listed on. Airbnb co-hosts will only manage your property on airbnb. With airbnb only accounting for half of the short-term rental market hiring an airbnb co-host isn’t a good strategy if you want to maximise bookings. It’s also important to note that if an airbnb co-host isn’t a licensed real estate agent and they manage payments outside of the airbnb system they are breaking the law.
